EWS1 forms
An EWS1 form, or External Wall System Fire Review certificate, is a document that assesses the safety of a building’s external walls. It is required for buildings over 11 metres high.
Service Charge Budget Packs
The budget packs are prepared by the managing agent (currently Savills) and forecast predicted spend for the year ahead. Final accounts (actual spend) are issued after year-end with any surplus or deficit billed/credited back to residents.
Savills’ accounting year runs from 1st July to 30th June.
Section 106 for Heygate / Elephant Park
A Section 106 (S106) is a legal agreement between an applicant seeking planning permission and the local planning authority, to help balance the impact of a new home on the local community and infrastructure.
In the case of Elephant Park, it is an agreement between Southwark Council, Transport for London and Lendlease, the developers. It covers all buildings and infrastructure as part of the redevelopment of the former Heygate Estate, including South Gardens.
