New resident handbook

We’re delighted to welcome you to South Gardens, the first completed phase of the Elephant Park development. Whether you’re a homeowner or a tenant, we hope that South Gardens becomes not just your home but your community, too.

This page has everything you need to settle in — from practical tips about your flat to useful information about the wider development.

As the Residents’ Associations, we represent you when dealing with the landlord or managing agent. We can help if you have any queries or problems. You can find out more about us and how we work here.

Making the most of your flat

Keys & access

You’ll receive a full set of keys/fobs on move-in day — this includes access to the main building, your flat, communal areas, and bicycle storage.

Make sure to test all keys/fobs with your property manager or agent before they leave.

Additional keys and fobs can be purchased – reach out to concierge to find out how. (Note that the keys cannot be copied by a locksmith.)

Utilities

Electricity, water, and heating are already connected. You’ll just need to set up accounts in your name with the existing providers. Make sure to read all three meters on the first day you arrive.

  • Thames Water for water billing
  • EON Heat for your hot water and heating.
  • You can contract with any energy supplier for electricity – MoneySavingExpert has a useful guide on how to find the best deals.

All flats are served by the communal heat network for heating and hot water — our guide to how it works is here.

Internet and phone

All flats are connected to the internet via two network providers – Hyperoptic and Openreach. Outlet connections are in the utility cupboard.

You can contract directly with Hyperoptic whilst the Openreach network is used by many major broadband providers including BT, Sky, TalkTalk, EE, Plusnet, Vodafone and others.

Service charge and ground rent

Your service charge and ground rent are payable to Savills.

  • Ground rent is invoiced annually in July.
  • Service charge demands are issued twice a year, in July and December.

Both invoices are issued via email or post.

This arrangement may vary slightly for shared owners, with rent payments to be made to L&Q directly.

Council tax

You must register to pay council tax with Southwark Council here.

Appliances

Your kitchen is fitted with modern, energy-efficient appliances. Instruction manuals are either left in your flat or available on Dwellant.

Bins & recycling

Bin stores are located at ground floor level in your building. You’ll find clear signage for general waste, recycling, and food waste.

Collection days are handled by Southwark Council — food waste is collected on Mondays, recycling on Wednesdays and general waste on Thursdays.


Building Features

Concierge

The concierge desk at Baldwin Point (6 Sayer Street) is your go-to for parcel collection, reporting maintenance issues in communal areas, or just friendly help.

Post room

A self-service parcel room is in operation at South Gardens. It is located in Baldwin Point, 6 Sayer Street.

Make sure you have registered with concierge and you will receive access codes every time a parcel is delivered for you. Tap in your code to the iPad and you’ll be granted to the parcel room.

Bike storage

Secure cycle storage is available for each building — your fob will give you access.

Communal gardens

South Gardens is known for its beautiful shared green spaces. Please enjoy them respectfully — no barbecues or amplified music are allowed.

For the security of all, please close the external gates when entering and exiting the buildings, as these do not close automatically.

Please take any litter with you and do not feed the wildlife as this can cause pest control issues.

Shared amenities

Depending on your building, you may have access to the residents’ room rooftop (bookable in advance), the gym and roof allotment gardens in Siddal.

Development updates and information

Important updates are sent via Dwellant, so make sure you have registered.
